Our Story.
Designed together with Realtors, XCLUSIVE started as a way to help agents compliantly market their Exclusive Listings. We wanted to give all Canadians access to properties usually only shared between agents.
The Dual Challenge.
Canadian real estate has two sides: the public MLS and the hidden private market. Exclusive listings are quietly traded among agents, not shown to the general public. Recent rules require listings on MLS within 3 days of public marketing. This makes it hard for agents to keep exclusives private for sellers who need it, and old methods like email blasts or social media now count as "public marketing." Violations can mean heavy fines.
The Access Gap.
Homebuyers and investors struggle to find off-market properties. Most never see exclusive deals—they often sell before ever reaching MLS. Only those with the right connections gain early access, leaving many shut out from the best opportunities.
Building the Solution.
XCLUSIVE was developed specifically to solve both problems simultaneously. Working directly with practicing Realtors, we built a platform that:
- Enables compliant one-to-one communication between agents and buyers
- Documents every interaction for regulatory protection
- Allows buyers to post their search criteria publicly
- Permits agents to share listings individually, not through mass distribution
- Opens the exclusive market to all Canadians, not just the well-connected
